1. Land and foundations
Before construction begins, the land on which our house is going to be built must be well chosen. Not all soils are favourable for resisting the loads transmitted by the building, so we must know the type of soil we have through inspection methods such as topographical surveys that will determine the type of foundation suitable for that terrain.
If the terrain does not present any difficulties, the most common is the use of isolated footings if our house is on the ground level or continuous footings to support the walls in case we want to have a basement. For more complex terrains there are solutions such as piles or foundation slabs.
2. Structure
Once we have solved the problem of the land and the foundations, we must choose the structural system that our house will have. The structure is the skeleton of the building, which must be resistant and safe against any internal or external action.
In residential construction, the most commonly used system is composed of reinforced concrete beams, columns and slabs, but we have different solutions such as metal structures or load-bearing walls depending on your needs, tastes or budget.
